Description:
Responsible for the leasing, marketing, and maintaining positive resident relations of multi-family residential apartments.
Duties:
a. Greet prospects and qualify by covering all criteria. (Ask questions, utilize completed guest cards, etc.) Immediately record all telephone and in-person traffic on appropriate reports. Files own guest cards maintains according to established procedures.
b. Tour property and target units/model. Highlight amenities and close the sale.
c. Maintain Leasing Book and ensure an up-to-date availability is printed daily.
d. Process applications for approvals (i.e. credit check, rental history, etc.) and prepare leases. Inform property manager of qualified/unqualified applicants. Follow-up with applicant regarding status.
e. Prepare leases and complete appropriate paperwork accurately and timely basis and making physical inspection to ensure unit Is ready for resident to move in on agreed date.
f. Immediately follow-up on prospects unable to close and attempt to close sale again. If not viable prospect, send to sister properties to meet their needs.
g. Secure new resident’s signature(s) on appropriate paperwork prior to move-in. Orient new residents to property (i.e. turn over keys, reviews property rules, regulations and procedures; point out mailboxes and review amenities, and etc.)
h. Accepts rental payments (personal check, cashier’s check, money order) NO CASH ACCEPTED.
I. Ensure distribution of all company or property-issued notices.
j. Assist in monitoring renewals. Distribute and follow-up on renewal notices.
k. Proficiency in technology based marketing, training, implementation and updating all sites.

a. Contact apartment locators on a regular basis to obtain traffic. Inform of rental rates and specials. Make personal visits to establish rapport.
b. Advise residents of referral concessions (if applicable).
c. Assist in placing, removing and updating banners, balloons, bandit signs, flags, etc. (if applicable)
d. Assist in obtaining marketing information. Gather information over the telephone and/or in-person visits. Review market survey/analysis on a continual basis to generate ideas and formula plans.
e. Proficiency in technology based marketing, training, implementation and updating all sites.
f. Distribute newsletters, pamphlets, flyers, etc.
g. Direct market local businesses, schools, retailers, etc.
h. Complete outside and outreach marketing daily and record all marketing efforts.

a. Receive telephone calls and in-person visits. Listens to resident requests, concerns and comments using good customer service practices. Immediately complete maintenance work order(s) and inform the maintenance team. Answer questions for residents about the property, repairs, rent rules, etc. Follow-up on a timely basis if not able to respond to resident requests or problems immediately. Ensure consistency in dealing with residents on all matters.
b. Ensure all maintenance repairs are handled satisfactorily by contacting residents with completed work orders on a daily basis.
c. Assist in planning resident functions (i.e. parties, contest, etc.) Attend functions and participate as a host for any functions as directed by Property Manager
d. Enforce policies of the community and that are delegated by immediate supervisor.
